Document requirements will vary per applicant and loan program. Below is a comprehensive list of documentation that may be required.
- W-2’s for the last 2 years (for each borrower)
- If self –employed, commission income, or rental properties owned… Complete tax returns (with ALL pages and schedules) for last 2 yrs (PERSONAL and CORPORATE)
- Most recent 1 month worth of pay stubs
- If you are applying for a stated income loan we need a copy of the following.
- Business license for two years
- A letter from your accountant on letterhead, signed and dated stating how long you have been self employed (we need the original)
- Last 3 months statements for all asset accounts (ALL PAGES front and back) for Checking, Savings, IRA, 401k, Stocks, Mutual funds etc. ***if the statement says page 1 of 22, we need all 22!
- Contact Information for your homeowner's insurance agent
If you are refinancing We will also need the following:
- Copy of your current mortgage statement or coupon (must show account # and phone #) for all mortgages secured against the property
- Copy of the survey
- Copy of the Warranty Deed
- Copy of your title insurance Owner's Policy
- Name and phone # of your insurance agent
- Make ALL your payments until your loan closes!
- Copy of the Declarations Page from your homeowner's insurance policy-flood and wind policies, if applicable.
